    Buying your first home is an exciting milestone, and understanding your financing options is crucial. One of the most common types of home loans is a conventional mortgage. Here’s what you need to know as a first-time home buyer.   What is a Conventional Mortgage? A conventional mortgage is a home loan that is not insured or guaranteed by the federal government. Unlike FHA (Federal Housing Administration) or VA (Veterans Affairs) loans, conventional mortgages are backed by private lenders such as banks, credit unions, and mortgage companies. They typically conform to the guidelines set by Fannie Mae and Freddie Mac, two government-sponsored enterprises.   Types of Conventional Mortgages There are two main types of conventional mortgages: 1. Conforming Loans These loans adhere to the maximum loan limits set by Fannie Mae and Freddie Mac. For 2024, the baseline conforming loan limit for a single-family home is $726,200 in most areas. 2. Non-Conforming Loans Also known as jumbo loans, these exceed the conforming loan limits and are used for purchasing higher-priced homes.   Down Payment Requirements One of the key features of conventional mortgages is the down payment requirement. While it’s possible to secure a conventional loan with as little as 3% down, a down payment of 20% or more can help you avoid private mortgage insurance (PMI), which is an additional monthly cost that protects the lender if you default on the loan.   Credit Score and Income Requirements Conventional mortgages typically require a higher credit score compared to government-backed loans. A minimum credit score of 620 is usually needed, but a score of 740 or higher can secure you the best interest rates and terms. Additionally, lenders will assess your income, employment history, and debt-to-income ratio (DTI). A DTI ratio below 36% is generally preferred, although some lenders may accept higher ratios.   Interest Rates Interest rates for conventional mortgages can be fixed or adjustable.  -Fixed-Rate Mortgages: The interest rate remains constant throughout the loan term, providing predictable monthly payments. Common terms are 15, 20, and 30 years. - Adjustable-Rate Mortgages (ARMs): These loans start with a lower fixed interest rate for an initial period (typically 5, 7, or 10 years), after which the rate adjusts periodically based on market conditions. ARMs can be beneficial if you plan to sell or refinance before the adjustment period begins.   Private Mortgage Insurance (PMI) If your down payment is less than 20%, you will likely need to pay for PMI. This insurance protects the lender in case you default on your loan. PMI costs vary but are typically 0.3% to 1.5% of the original loan amount per year. Once your loan-to-value ratio (LTV) reaches 80%, you can request to cancel PMI.   Advantages of Conventional Mortgages 1. Flexibility: They can be used to purchase a primary residence, second home, or investment property. 2. Loan Amounts: Higher loan limits compared to some government-backed loans. 3. No Upfront Mortgage Insurance: Unlike FHA loans, there’s no upfront mortgage insurance premium (UFMIP).   Disadvantages of Conventional Mortgages 1. Stricter Requirements**: Higher credit score and income requirements compared to FHA or VA loans. 2. PMI for Lower Down Payments: An additional cost if you don’t put down at least 20%. Steps to Secure a Conventional Mortgage 1. Check Your Credit: Ensure your credit report is accurate and work on improving your score if necessary. 2. Save for a Down Payment: Aim for at least 20% to avoid PMI, though 3-5% can be acceptable. 3. Get Pre-Approved: Obtain a mortgage pre-approval from a lender to understand your budget and show sellers you’re a serious buyer. 4. Gather Documentation: Be prepared to provide proof of income, employment, and assets. A conventional mortgage is a popular choice for first-time home buyers due to its flexibility and potential for favorable terms. Earnest money also known as a good faith deposit, is a sum of money you put down to demonstrate your seriousness in buying that home. Importance of Earnest Money In most cases sellers will ask for a good faith deposit. It shows the seller you’re serious about buying the home, which can be reassuring to them if they agree to take the house off of the market while awaiting the appraisal and inspection results. When buying a property with high demand, a considerable deposit can compel the seller to select your offer over others. You may also get more favorable contract terms. Parties in a home sale will often agree to apply earnest money to the buyers down payment or closing costs. How much Earnest Money should a Homebuyer Pay? The amount of earnest money you offer varies based on the market and the condition of the house. If you want a home in a location prone to bidding wars and cash offers, you may have to offer a considerable amount. A lower earnest money deposit may be suitable for a fixer-upper in a slow market. In most real estate markets, the average good faith deposit is between 1% to 3% of the property's purchase price. It can be as high as 10% for highly competitive homes with multiple interested buyers. Some sellers prefer to set fixed amounts to help filter out buyers that aren’t serious. While losing your good faith deposit is unlikely, offer an amount that the seller will appreciate without exposing yourself to financial risk. Paying Earnest Money Deposit Typically, you pay earnest money to an escrow account, real estate broker, or title company. The funds remain in the escrow account until closing. That's when they get applied to the buyer's down payment or closing costs. Alternatively, you can receive your earnest money back after closing it is whatever the buyer and sellers have agreed upon. Is Earnest Money Refundable? Homebuyers don't always forfeit their earnest money to the seller if a deal fails. The buyer gets their good faith deposit back if the seller terminates the home sale without a valid reason. You may also reclaim your money if the reason for contract cancellation is a contingency outlined in your purchase contract. Examples of known real estate deal breakers include: When a home inspection reveals severe housing defects If the appraisal amount is lower than the home sale price and the seller will not re-negotiate the sales price When the homebuyer can't secure financing When a buyer is unable to sell their current home before closing on the new one It’s important to understand potential contract contingencies, so be sure to go over the contract with your real estate agent or attorney. When do you Lose Earnest Money? There are times when homebuyers lose their earnest money after a broken deal. Two scenarios that may lead to losing your good faith deposit are: Waiving your contingencies. Financing and inspection contingencies protect your earnest money if your mortgage doesn't go through or the house is beyond repair. However, if you waive either contingency, you forfeit your good faith deposit if the house does not go to sale. Ignoring contract timelines. Home purchase contracts often have timelines within which the buyer should complete the purchase process. Failure to close the transaction on the agreed date means you have breached the contract. You may have to forfeit your good faith deposit. What if I change my mind? Property buyers get their earnest money back if the deal goes south for reasons covered in contingencies. Otherwise, there’s little or no chance of a refund. If you change your mind late in the buying process for reasons other than contingencies, the seller can keep the earnest deposit. It compensates them for the time, money and effort required to list the property again and obtain another buyer. How to Protect your Earnest Money Deposit Take the following measures to protect your earnest money from fraud or unjustifiable forfeiture: Put everything in writing. Make sure your contract is clearly defined. Include any amendments to details like buyer responsibilities and timelines. Use an escrow account. To avoid trust issues, never hand your earnest money directly to the real estate seller or broker. Make sure the funds are in an escrow account and obtain a receipt. Understand the contingencies that protect your interests are in the contract. Most importantly, you shouldn’t sign a home purchase agreement that doesn't have the clauses that protect you. Meet your responsibilities. Real estate purchase agreements usually set deadlines to protect sellers. Be sure to respond to all questions and provide requested documents in a timely manner, as well as meet inspection, appraisal and closing deadlines to avoid breaching the contract. Buying a home is a big purchase. You want to be sure and protect yourself in the process. Earnest money allows you to communicate your seriousness and ensure your seller is committed. Each month, a different theme and storyteller from each age decade (teens, 20’s, 30’s, 40’s, 50’s on up to 100’s) tells a ten-minute true and personal story. The name Bonfire is a play on both the creators name (Bonnie) and of that feeling of sitting around a fire and telling stories together. Starting in Ama Posey's intimate studio in 2023 and growing into multiple nights at its permanent venue at The Chico Women's Center, this event is building community in a way that people need right now. The experience connects and humanizes. It’s a beautiful thing to hear a story from a teen and an eighty-year-old in the same sitting. The people on stage are not necessarily writers or performers but people sharing their unique story. It’s hard to explain what happens in the room the night of a Bonfire show so you will have to go and experience one for yourself.
